Lease Prepayments and Incentives For all leases at the commencement date, the lease liability is the starting point to determine the amount to record for the right-of-use asset. Initial Direct Costs Initial direct costs are incremental costs of a lease that would not have been incurred had the lease not been executed. [16] Costs directly or indirectly attributable to negotiating and arranging the lease (e.g., external legal costs to draft or negotiate a lease or an allocation of internal legal costs) are not considered initial direct costs. For lessors, initial direct costs often are more significant because they are usually the party that solicits lessees as part of their sales activities. As a result, lessors often engage attorneys to prepare the legal documents, as well as pay commissions incurred in connection with the execution of a lease. Lessor accounting for initial direct costs depends on the type of lease. Some coach manufacturers offer a generous 6 years while others offer only one. Your standard coach warranty covers all the parts of the RV that the manufacturer made and installed themselves. Things like the cabinets, bathroom, electrical wiring, plumbing - the important stuff. Other types of warranties also come with you RV and cover things like your appliances, your chassis and if you have a class b+, class a or class c - the RV's structure. But in my book the standard warranty is the most important. The general rule is longer is better and manufacturers that offer warranties longer than a year generally state so on the product pages for their RVs and in their brochures. Manufacturers that don't clearly state what their warranties are generally do so because they're afraid of what you might think. An exception is Winnebago who clearly state their one year warranty on each and every product page - good for Winnebago. I'm surprised that Airstream doesn't list their warranty anywhere on their site. I had to call a dealer to find out that their warranty is 3 years. I surmise this is because their coaches are amongst the most expensive here in North America and "lesser" brands offer warranties that are twice as long. Also surprising to find out is that Leisure Travel only offer a 2 year warranty on their coaches (they do offer a 3 year structural warranty). Finally, Coachmen only offer a 1 year warranty on their CrossFit and Galleria models. It's important to consider the standard warranties offered by coach manufacturers when you're considering purchasing a new RV. Their terms and conditions vary widely. One of the best warranties offered in the industry is Roadtrek's 6 year warranty. This warranty is transferrable to a new owner and also covers all the components and appliances during the term. Pleasure-way's 5 year warranty is also superb. Make sure you're comfortable with the warranty offered by the coach manufacturer you're considering. You'll inevitably need it down the road. Of course, a decision about whether to rent or buy a home is rarely that black and white: Either can make sense depending on your situation. What if there was a way to combine the pros of both? Some say a rent-to-own deal is that happy medium. When you rent to own, part of your rent goes toward purchasing the home you’re renting at some later date. So instead of evaporating into thin air, your rent is actually laying a foundation for your future — literally. Sounds great, but as with any major financial decision, there are pros and cons to rent-to-own deals. We’ll discuss the basics of rent to own, its benefits and drawbacks, and a few alternatives below so you can make an informed decision on whether it’s right for you. The process starts, of course, with a contract. Actually, in this case, it starts with two: a rental agreement and an option to purchase. The Rafale deal has been caught in a controversy with the opposition Congress alleging that the price being paid by the government to purchase 36 fighter jets is more that what it had negotiated for The government on Monday denied any joint venture agreement (JVA) had been signed between public sector defence firm Hindustan Aeronautics Limited (HAL) and Dassault Aviation under the MMRCA deal for 126 Rafale fighter jets from France. It also denied that the old deal cost India $10.2 billion, stating that it was never finalised. In a written reply to the Rajya Sabha, minister of state for defence Subhash Bhamre said: “Due to the inability of the government to conclude negotiations and sign the contract, there was no such agreement between Dassault Aviation and Hindustan Aeronautics Limited or any other Public Sector Undertaking (PSU).” He was replying to a question by Congress MP Vivek K. Tankha if a “JVA regarding Rafale Jet was signed between its developer, Dassault Aviation, and HAL, and was subsequently annulled”. The minister added that “the quantum of offsets in the Inter-Governmental Agreement (IGA) for 36 Rafale fighter jets is 50 per cent, which includes investments in terms of Transfer of Technology (ToT) for manufacture and maintenance of eligible products and services. “The current offsets policy of the Defence Procurement permits the vendors to provide details of their Indian Offset Partners (IOP) either at the time of seeking offset credits or one year prior to discharge of offset obligations. Vendor/Original Equipment Manufacturers (OEM) is free to select his Indian Offset Partner,” Bhamre said. Meanwhile, in another written question, Tankha asked if the UPA government had “negotiated a $10.2 billion deal for acquiring 126 Rafale Jets, whereas the present government has finalised the purchase of 36 Rafale Jets for $8.7 billion, without the provision for transfer of technology”. Bhamre in his reply said: “It had not been possible to finalise the terms and condition for acquiring 126 aircraft even after protracted process from the period of issue of a Request for Proposal (RFP) in 2007 to unsuccessful commercial negotiations up to 2014.” “Further, there was only license manufacturing involved for 108 aircrafts for manufacture in India. As such, the terms and conditions between the earlier exercise to procure 126 aircraft and procurement of 36 Rafale aircraft in direct fly-away condition including cost per aircraft cannot be compared. Further, acquiring Transfer of Technology (ToT) for only 36 aircraft would not have been cost effective,” he contended. He also denied any price escalation. “It is not correct to say that there was an upward price escalation as no price was finalised,” Bhamre said. The Congress party has alleged irregularitiesin the deal for buying 36 Rafale fighter jets off-the-shelf from France, signed between the Indian and French governments. It has also alleged that the fighter jets are being bought at a price higher than what was negotiated in the previous multi-role combat aircraft (MMRCA) deal under which 126 fighter jets were to be bought, and included a number of fighters being assembled in India. But as far as life insurance cover is concerned it is not compulsory to buy the same from your banker but there are some banks who insist you to buy the same from them. Banks will not sale online term plan as it is available directly from the company and there is no intermediary in this. SBI is offering you a smart shield against the loan cover means it's decreasing life insurance plan in which your sum assured reduces every year by the principal amount you pay to the bank. Where as in online term plan the sum assured remains the same till you continue to pay the premium. Online term plans are cheapest and therefore it is advisable to buy it online. You have two options either you convince bank and take the online term plan and assign in their favor or take home loan from other lender who are offering you the same rate of interest. As per terms and condition of SBI they have clearly mentioned it is optional so you should not buy the term plan from them. If your bank has already sanctioned the loan it cannot force you to buy a specific policy. If still the branch manager insists you can threaten to file an official complaint. General Tso's Chicken is a Chinese - American recipe invented several years ago. Actually, it was invented in America and has no Mainland China history. It is, nevertheless, incredibly delicious. First, we use boneless, skinless chicken breasts, as they are so healthy and easy to work with. Any cut of chicken can be used, however. You will just have to adjust the cooking time accordingly. We use a heavy, dark soy sauce in the recipe because of the malt flavor of it. If you don't have it on hand, you can use regular soy sauce. Next, the recipe uses Hoisen sauce which can be picked up in any grocery store anywhere in the world. If you don't have it you can simply leave it out. Rice wine vinegar can be substituted for cooking wine. The amounts of the rest of the ingredients, such as the garlic and ginger, can be adjusted according to your liking. How the Rafale purchase turned out to become a boondoggle — meaning a wasteful, unnecessary or fraudulent project in Americanese — is an interesting story. It tells us how ignorance, vested interests and bureaucratic turf wars hijack our system. It all began when the Indian Air Force put in a requirement for more Mirage 2000 fighters, to augment its small fleet of these fighters, particularly since they were deemed to have done well in the Kargil War. Since we already operate the Mirage 2000, bought during Rajiv Gandhi’s time, the IAF reckoned buying more under the Defence Procurement Procedure (DPP) would circumvent the cumbersome procedure of buying a new aircraft. But they didn’t contend with the creative minds of the Ministry of Defence (MoD) bureaucracy when it comes to obstructing any proposal. Complying with the IAF’s requirement, the French manufacturer Dassault Aviation offered the Mirage 2000-5, the latest variant of the original Mirage 2000s purchased in 1982. But technology and the strategic environment had changed by 2000. The Mirage 2000 was a fighter designed in 1972 and entered service a decade later. By 2000, the competition had moved on. Newer variants of the F-16 had begun entering service and Dassault needed to upgrade the 2000. The Mirage 2000, renamed Vajra by the IAF, did not have the capability to engage multiple targets simultaneously, and its weapons load capacity was smaller than the F-16 variants. Dassault now called it the Mirage 2000-5. The MoD bureaucrats seized on the “dash five” suffix and deemed it a new aircraft and hence, not covered by the DPP route. There had to be a fresh tender. Since it was going to involve a lengthy procedure, the IAF saw it as an opportunity to buy many more new squadrons. The MIG 21, 23 and 27 fleet was rapidly depleting and so they too had to be replaced. That’s how the tender for the 126 MMRCAs came to be. We know what happened to the MMRCA shootout. It was a shootout between apples and oranges, involving aircraft of capabilities, tonnages and ranges. Of the six competing, two were single engine light fighters, a better replacement for the fleets being replaced. At that time an IAF officer joked that it was a race between Maruti 800s, Honda Citys and BMWs. After seven long years two contenders were shortlisted: The Eurofighter Typhoon and the Dassault Rafale. The Rafale was chosen. But Prime Minister Narendra Modi suddenly canceled the order for the 126 Rafale aircraft. He was visiting France in April 2015 and announcing the Rafale purchase was his way of crowning the visit. So he announced it quite dramatically. “I have asked President Francois Hollande to supply 36 ready-to-fly Rafale jets to India,” Modi said at a news conference on the first day of a State visit to France. “Our civil servants will discuss (terms and conditions) in more detail and continue the negotiations,” he said, speaking in Hindi through an interpreter. The official joint statement read: “Government of India conveyed to the Government of France that in view of the critical operational necessity for Multirole Combat Aircraft for Indian Air Force (IAF), Government of India would like to acquire 36 Rafale jets in fly-away condition as quickly as possible.”“The two leaders agreed to conclude an inter-governmental agreement for supply of the aircraft on terms that would be better than conveyed by Dassault Aviation as part of a separate process underway; the delivery would be in a time frame that would be compatible with the operational requirement of IAF; and that the aircraft and associated systems and weapons would be delivered on the same configuration as had been tested and approved by IAF, and with a longer maintenance responsibility by France.” But did he consult the IAF? The then defence minister Manohar Parrikar too had publicly voiced misgivings about the cost of the fighter. It would now seem only Anil Ambani’s Reliance Defence — set up two weeks earlier to serve as Dassault’s offset partner — was privy to this.
